Where the city meets the plains: new subdivisions, older acreage and a lot of clay.

A backyard graded smooth and ready for finish work behind a brick house

Eastern Aurora is where the metro meets the plains: new subdivisions along the E-470 corridor and beyond, older acreage properties on wells and septic, and a lot of ground still being turned from pasture into neighborhoods. We work on both sides of that line, for homeowners, builders and light commercial sites.

Inside Aurora city limits, the City of Aurora handles building permits and most homes are on city water and sewer. Just outside them, much of the land is unincorporated Arapahoe or Adams County, where acreage homes rely on wells and septic and the county and its health department set the rules. Knowing which one you’re in is the first step on any project.

The soil story here is clay. Much of the Front Range plains has clay soils that swell when wet and shrink when dry, which is hard on foundations, slabs and flatwork. The best defense is drainage: ground graded so water runs away from the house, downspouts carried out, and nothing that lets water pond against the foundation. That’s why so many of our eastern Aurora jobs are regrading, French drains and rock drainage beds, along with egress windows and yard prep for sod or turf.

STA 1+00Eastern Aurora questions

Local answers for Eastern Aurora.

Why does grading matter so much for homes in eastern Aurora?

Because much of the soil is expansive clay that swells when it gets wet. Water that pools against a foundation can lift and crack slabs, walks and even foundations over time. Grading the ground to fall away from the house, commonly at least 6 inches over the first 10 feet, is one of the best protections a home has.

Am I in Aurora or the county for permits?

Check your address with the City of Aurora or the county assessor. Inside city limits, the City of Aurora handles building permits. Outside them, unincorporated Arapahoe or Adams County applies, and septic systems are permitted by that county’s health department.

Can you prep my backyard for sod or artificial turf?

Yes. We grade the yard so it drains away from the house, haul off what has to go, and our job photos include finished sod and artificial turf yards. Getting the grade right first is what keeps a new lawn from turning into a puddle.

How deep is the frost line in Aurora?

Around 36 inches is the figure commonly used in the Denver–Aurora area; Denver’s building code sets 36 inches, and Front Range jurisdictions generally fall between 30 and 36 inches. The building department that covers your address sets the number for footings, so confirm it there. Water lines are buried deeper than the frost line so they don’t freeze.
